While every attempt has been made in the preparation of this plan to avoid errors, omissions, and mistakes, the designer cannot guarantee against human error. The contractor and/or client shall verify all conditions, dimensions, details, and specifications and be responsible for the same. The designer will not be liable for human error after the construction begins.

It is the responsibility of the purchaser to make sure that the plans are in compliance with local codes. Some areas of North America have very strict engineering requirements, such as, but not limited to, earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois. If the state where the purchaser intends to build requires review by a local professional, it is the responsibility of the purchaser to consult a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. Building departments typically have a handout listing all of the items they require to submit for and obtain a building permit.

Additionally, professional stamps are not provided for stock plans. If the building department of the purchaser’s state requires one, they will only accept a stamp from a professional licensed in the state where the plan will be built. In this case, the purchaser will need to submit the plan to a local engineer or architect for review and stamping. In addition, plans which are used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
